Fat and scale settle on the inside of a pipe wall gradually, narrowing the space water has to pass through long before anyone notices the flow has slowed. A kitchen sink that empties a little slower each week, or an outside gully that’s started holding a puddle after rain, is early build-up. Catching it at this stage keeps the job small. Leave it long enough and it becomes a full blockage.
Glasgow Drainage Pros cleans drains and gullies for homes and small businesses across Glasgow and North Lanarkshire. A one-off clean might mean stripping the grease out of a kitchen drain before a house move, or clearing an external gully that’s been collecting leaves all autumn. Call 0141 673 3535 and we’ll talk through what’s going on and what a clean would involve.
A drain clean is planned work. You choose a time that suits you, whether that’s ahead of a house move or simply because it’s been a while since anyone looked at the pipework. Call 0141 673 3535 to get a visit booked, and we’ll ask a few questions about what you’re noticing before arranging a time.
How a clean differs from an unblock
Drain unblocking deals with a pipe that’s already stopped water moving through it: something is physically obstructing the flow, and the job is to clear that obstruction and get the water running again. A drain clean works on a pipe that’s still flowing but has fat and scale building up inside the pipe wall. The water hasn’t stopped yet. The space it has to move through keeps getting narrower.
A kitchen drain that’s slow but not fully blocked often gets booked as an unblock when what it actually needs is a clean. Rodding alone will punch a hole through the grease without shifting the rest of it, so the same build-up narrows the pipe again within weeks. If you call about a sink that’s draining slowly and we think a clean would do more good than a quick rod-through, we’ll say so on the phone instead of turning up and doing the smaller job anyway.
When people book a drain clean
Moving house or end of tenancy
Landlords and letting agents book a clean before a new tenant moves in, so the drains are in a known state when the tenancy starts. Buyers and sellers sometimes want the same reassurance ahead of completion. Nothing needs to be wrong with the drain for this to be worth doing: a clean before anyone moves in or out means whoever’s responsible for the drain next isn’t inheriting somebody else’s build-up.
A drain that’s slow or smells but isn’t blocked
A sink that empties slower than it used to, or a smell that comes and goes around a plughole or an outside gully, is usually the first sign of a drain that needs cleaning. The water is still getting through, so it’s easy to put off. Left long enough, the same build-up narrows the pipe far enough to cause an actual blockage, and a clean at this stage does the job a much bigger call-out would otherwise be needed for later.
General upkeep before a problem starts
Some customers book a clean simply because it’s been a while, especially in older Glasgow properties where the drainage has never been looked at. No symptom needs to be showing for this to be worth doing. If a kitchen’s been in daily use for years without the waste pipe ever being cleaned out, or a driveway gully hasn’t been touched since it was laid, a clean now is cheaper and less disruptive than waiting for it to force the issue.
Kitchen and bathroom drain cleaning
Kitchen waste pipes pick up fat and food residue every time they’re used, and that build-up is what brings kitchen drains up most often in our cleaning jobs. Bathroom drains have their own build-up: soap scum and hair collecting in the trap and the short run of pipe just past it. Both build up slowly, so a clean here strips that lining back instead of just clearing one obvious clog.
External gullies and gully clearing
Gullies sit outside, at the base of a downpipe or next to a back door, and they catch leaves and silt washed in by rain. Left uncleared, a gully holds standing water and starts to smell, and in autumn especially, a garden’s worth of leaves can choke one in a single season. Clearing a gully is usually the quickest job on this page, though it’s easy to overlook since it sits outside, away from the parts of a property people check day to day.
What’s involved in a drain clean
What we actually do on site depends on what’s built up and where. For most kitchen and bathroom drains, that means running rods through the pipe to break up and remove the lining of fat and scale, then flushing it through with water to confirm the flow has actually improved. Where the build-up is thicker or has been left longer, high-pressure jetting uses a pressurised water jet fed down the pipe to strip the walls back closer to bare pipe, a proper descaling job that goes further than rodding alone can manage on heavier grease or scale.
Traps get taken apart and cleaned out by hand where that’s the quickest route, particularly under a kitchen sink or bathroom basin. Gullies get lifted and cleared of leaves and silt, with the grate cleaned and reset before we leave. On some external jobs, a short jetting run clears the pipe running away from the gully as well as the gully itself, so the full run gets sorted in one visit.
Every clean finishes with water run through to confirm it’s moving freely, and the engineer will tell you what the pipe looked like going in and what came out of it. If a kitchen drain hasn’t been touched in years, expect to hear about it. Build-up like that is common in an older property, and clearing it out is what the visit is for.
To book a drain clean in Glasgow or North Lanarkshire, call 0141 673 3535. Tell us what you’ve noticed, or if there’s nothing to notice and you just want the drains looked at, that’s a reasonable reason to call too.
One-off cleans and scheduled maintenance
This section covers a single visit, where a drain needs attention once and gets cleaned that same visit. Scheduled drain maintenance is a different arrangement, aimed at landlords and commercial premises that want drains checked and cleaned on a set cycle rather than as needed. A larger site with several grease-heavy kitchens, or a property with a long run of gullies to keep on top of, is the kind of job that suits a programme. A single household or a small shop almost never needs one.
A landlord with one or two flats is usually better served by an occasional clean booked as needed than a formal programme, and we won’t push a maintenance arrangement on a job that doesn’t need one.
If a clean turns up something more serious
The engineer sometimes finds something during a clean that cleaning alone will not fix, most often a pipe that won’t hold flow properly even after the build-up’s been cleared, or a smell that persists once the visible mess is gone. Signs like that usually point to a structural problem, such as a crack or a displaced joint, rather than ordinary residue.
When that happens, we’ll say so on the day instead of working around it quietly. The usual next step is a CCTV drain survey, which puts a camera down the pipe and shows exactly what’s there and where. If the survey confirms a structural problem, that becomes a separate repair job, quoted on its own once we know what the camera’s found. A drain clean and a drain repair are different amounts of work priced differently, and we won’t fold one into the other without telling you first.
Drain cleaning across Glasgow and North Lanarkshire
The kind of clean we’re called out for varies by area. West End tenements around Partick and Hyndland tend to have older cast iron and clay waste pipes, and the shared stack serving several flats can build up scale in a way that no single flat’s washing habits fully explain. Southside streets around Shawlands and Pollokshields see a lot of external gully clean requests, especially where a garden or back court gully sits under trees. East End properties in Dennistoun and Bridgeton, and parts of Maryhill, share the same older clay pipework as the West End, with root ingress a more common finding once a camera goes down after a clean. Newer estates and city-centre flats generally need less: modern plastic pipework doesn’t hold scale the way older materials do, so cleans here are more often kitchen-grease jobs than whole-system upkeep.
North Lanarkshire, including Coatbridge and Airdrie, gets the same service. If you’re not sure whether your postcode falls inside our coverage, call and we’ll tell you straight away.
