Drain repair work starts where clearance stops. When a blockage keeps returning after rodding and jetting, or when a CCTV survey has shown a crack, a collapse, a displaced joint, or root ingress, the problem isn’t going to be fixed with another round of unblocking. The pipe itself needs work.
Glasgow Drainage Pros handles drain repairs across Glasgow and North Lanarkshire. Most repairs are done internally using pipe relining or patch repairs, which avoids digging up gardens, paths, or driveways. Where the damage is too severe for an internal fix, we excavate and replace the affected section.
To get a damaged drain looked at, call 0141 673 3535. Phone in and we’ll arrange a survey, then talk you through the repair options once we’ve seen what the camera shows.
When drain repair is the right next step
A blockage and a damaged pipe behave differently, and a few signs help tell them apart.
Recurring blockages that clearance keeps fixing
If a drain blocks every few months despite being cleared each time, something further down the line is catching debris. The cause is usually structural rather than soft material. Cracks catch silt, displaced joints snag wipes, and a small collapse will hold standing water that keeps everything else from passing through. Clearance keeps relieving the symptom without touching the cause.
Smells, damp patches, or subsidence near a drain run
If you can smell foul drainage outside, or you’ve got damp patches on a wall that follows the line of a drain, or you’ve noticed a path or driveway starting to sink near the manhole, the pipe may be leaking into the surrounding ground. Sub-surface leaks need finding and fixing before the damage spreads.
Tree root damage found during a clearance
Tree roots get into pipes through joints, find moisture, and grow. Cutting the roots out with an electromechanical cutter clears the blockage but leaves the entry point open. Without a seal at the joint, the roots grow back through the same gap over time.
After a CCTV survey has shown defects
If a CCTV drain survey has identified a crack, a fracture, a collapsed section, a displaced joint, or scale ingrained into the pipe wall, the repair plan flows directly from what the camera saw. The survey footage and report set out exactly which sections need work.
After a build-over consent has been refused or queried
Scottish Water can refuse build-over consent if the drain under a planned extension is in poor condition. Pipe relining or section replacement before resubmission usually solves it, and the new condition gets documented in a fresh survey for the consent file.
Types of drain repair we do
Pipe relining (no-dig repair)
Relining sets a resin-impregnated liner inside the existing pipe. The liner is fed in from a manhole, inflated against the pipe walls, and cured in place, usually with UV light or hot water. Once cured, the liner forms a new pipe inside the old one, sealing cracks, displaced joints, and minor structural defects without any excavation.
Relining suits cracks, hairline fractures, displaced joints, and minor structural damage where the pipe is still holding its shape. It’s not suitable for total collapses, severely deformed pipes, or runs with multiple deep dips, because the liner needs something to set against.
Patch repair (sectional liner)
A patch repair targets a single short defect: a cracked section a metre long, an open joint, a small displacement. A short resin patch is positioned over the defect and cured in place, leaving the rest of the pipe untouched. It’s a smaller, more contained job than a full reline when only one section is damaged.
Root cutting and sealing
If tree roots have grown into a joint, the cutter clears the root mass first. A patch repair then seals the entry point so fresh root growth has nothing to push through.
Excavation and replacement
Where a drain has collapsed entirely, has badly deformed walls, or runs out of usable structure for a liner to bond to, the section has to come out and a new pipe goes in. We keep the dig as small as we can. The camera locates the damage first, we mark up the run on the surface, and only the affected section gets opened up. The paving, lawn, or driveway is reinstated once the new pipe’s bedded in. We only excavate when no internal repair will hold.

How a drain repair job runs
The survey comes first
Before quoting any repair, we run a CCTV survey of the affected drain. The footage shows the type of damage, the location along the run, and the extent of it, so the repair plan is based on what’s actually there. The survey can be done as a standalone job, or rolled into a clearance visit if the drain is currently blocked.
Scoping the repair
Once we’ve seen what’s wrong, we set out the repair plan covering the method and the scope of the work. If a full reline is needed but a patch repair would do for now, we’ll lay out both options so you can decide. If excavation is unavoidable, we explain why and what the work would involve on surface reinstatement.
Scheduling the work
Most no-dig repairs (relining and patch repairs) are planned work, with a date booked once the repair plan is agreed. Excavation jobs take longer to schedule because of access permits, surface reinstatement materials, and (for jobs near the public sewer) Scottish Water notification.
On the day
The engineer arrives with the kit needed for the planned repair. For a reline or patch, the kit stays at the manhole or chamber. The work itself happens inside the pipe. For excavation, surface protection goes down first, the excavation is dug, the pipe section is replaced, the trench is backfilled, and the surface gets reinstated to match the surrounding finish.
A final camera check
Every repair finishes with a camera run through the repaired section. The footage shows the repair in place and confirms the pipe is running clear. You get a copy of the post-repair footage and a written note describing what was done.
Drain repairs for homes, landlords, and commercial premises
Homeowners
Common reasons for a domestic repair call include a single damaged joint, a section of root-affected pipe, or a reline ahead of a build-over consent application. We work to keep disruption inside the property minimal, especially where the access runs through a kitchen or downstairs WC.
Landlords and letting agents
For agencies with an account already in place, repair work is authorised and billed through that arrangement. After each repair, the survey footage, the repair description, and the post-repair camera run are bundled into the property’s job record for tenant files or any future insurance reference. On shared tenement runs we’ll establish liability for the affected section before scheduling repair work.
Commercial premises
Pubs, restaurants, hotels, and care premises put heavier demands on drainage. Repair work in these settings often centres on pipework affected by grease, heat, or hot oil. Where trading hours can’t be interrupted, we plan repair work for closed periods or off-peak hours. For multi-unit sites, the repair plan is broken down unit by unit so each tenant or landlord can see what’s theirs.
Where we work on drain repairs
Drain repair work across Glasgow tends to centre on the tenement-heavy areas where ageing clay pipework is common, particularly the inner Southside, the East End, and older West End streets. Commercial repair work happens more widely, around the city centre and the trade-heavy parts of the West End. North Lanarkshire (including Coatbridge and Airdrie) is covered the same way. For an overview of how we operate as a Glasgow drainage company, the company page has the detail.
Book a drain repair survey
For drain repairs in Glasgow or North Lanarkshire, call 0141 673 3535. Tell us the property address, what’s prompting the call (recurring blockage, damp patch, refused consent, suspected damage), and any deadlines.
If you don’t yet have a CCTV survey to base a repair quote on, the CCTV drain surveys page covers how that side works. For clearance jobs that don’t yet need a repair plan, the drain unblocking page has the detail. For an overview of the wider service, the blocked drains Glasgow homepage covers everything we do.
